Case Studies

Spreading Education and Benefiting All.

Non-profit client desired to establish a state-of-the-art education facility. Thomas Ingram joined the preliminary team to identify developed and undeveloped land to meet specs of client. Thomas Ingram led the negotiation, due diligence including partnering with architectural consultants to collaborate with local zoning authority for use determination, and acquisition of 12+ acres of undeveloped land. Thomas Ingram led post-acquisition efforts by designing a custom developed RFP/RFQ process resulting in the securing of nationally recognized architectural firm.

Multi-State Mixed-Use Development.

For-profit client desired to acquire developed land for purposes of demo and development of mixed-use property valued at $30M+. Thomas Ingram led Ohio client in multi-state development team acquisition. Thomas Ingram engaged in development of joint ventures and SPEs, securing of financing, acquisition of property, and closing of Phase 1 of multi-phase development.

From Air Rights to All-Cash.

For-profit client desired to acquire a property to expand its business to a third territory in Ohio. After client identified a 65,000+ square-foot commercial air rights deal and secured financing, T I analyzed the investment offering package, memorandum of air rights leases, amendments, mortgages, and other pertinent documents to advise client. Working together with client and broker, T I was able to identify the ultimate goal of client. Based on the understanding and collaboration, T I was able to successfully transition client from the air rights deal to an all-cash deal to acquire a fee simple interest in a 10,000+ square-foot commercial building through developing the purchase agreement, establishing the due diligence team, and structuring a holding company.
